The Turn From The Street
Look at the usable street width, driveway angle, walls, landscape edges and room for the tow vehicle. Think through backing and forward entry. Do not assume a neighbor’s driveway will remain available for maneuvering.
RV & Boat Garages
Compare the opening, usable bay, driveway and storage rules together. The right Viewpoint property needs to work from the street all the way into the garage.
Bring the dimensions of the equipment you own or intend to buy, including the parts that are easy to leave out.
| Measurement | What To Include | What To Compare At The Home |
|---|---|---|
| Height | Air conditioners, antennas, racks and other rooftop equipment. | The lowest clear opening, open door position, track, opener and ceiling obstructions. |
| Width | Mirrors, fenders, trailer guides and room to exit the vehicle. | Clear jamb-to-jamb opening and usable space between walls or columns. |
| Length | Motor, swim platform, trailer tongue, hitch and any fixed accessories. | Usable depth with the door shut, cabinets, stairs and equipment in place. |
| Working Space | Door swing, trailer jack, loading, cleaning and access around the vehicle. | Where people and equipment can move once the vehicle is parked. |
| Approach | Wheelbase, turning needs, overhang and ground clearance. | Street width, driveway grade, transitions, walls and gate openings. |
A listing may present garage dimensions as width × door height × depth, sometimes with two depths for different bays. Ask which bay each figure describes, then measure the usable space.
Ask for dimensions measured at the property. A drawing labeled “60-foot garage” can describe an overall bay while usable floor length is reduced by a closet, landing or mechanical equipment. A nominal door size is also different from the clear space when it is open.
Match The Property To The Equipment
The June 2026 design guidelines call for an attached enclosed two-car garage of at least 720 square feet, with a minimum size of 24 by 30 feet. In Phase 3, garage doors must be at least nine feet tall.
HavasuLew IQ’s local MLS guidance generally starts the RV or motorhome-garage classification at a 10-foot door. Viewpoint’s nine-foot Phase 3 minimum is a community design baseline. Compare the actual clear opening, bay and driveway with your vehicle.
For a new build, put the vehicle footprint and required clearances on the plan before fixing the house width and driveway. For a resale, verify the existing opening and obstructions in person.

Check the slope from street to driveway and the break at the garage slab. Long wheelbases, low overhangs and trailer hitches can make those transitions the limiting factor even with a tall door.
Plan for loading, opening the gate or garage, staging the tow vehicle and returning after dark. Confirm permitted parking and storage before relying on side-yard or driveway space.
Section 7.8.2 of the posted CC&Rs addresses screened storage in street-setback areas and a 24-hour driveway allowance for RV loading and unloading. Review the current board rules with your proposed routine. Read The Parking & Storage Summary

Turn Measurements Into A Shortlist
Start with current Viewpoint homes, then narrow the list with real garage measurements. If the available homes do not suit your equipment, compare a Viewpoint homesite and build concept with RV-garage homes elsewhere in Lake Havasu.
Include vehicle height, width, total length, desired working space and whether you prefer a completed home or a custom build.
For a tour, bring a tape measure and your dimensions. Ask before attempting a vehicle-fit demonstration; coordinate safe access and property-owner permission as part of the showing.
It depends on the actual vehicle height and clear opening. Roof-mounted equipment, the open door, tracks and the driveway transition can affect clearance. Viewpoint’s Phase 3 minimum is a design requirement, not a vehicle-fit certification. Measure Your Vehicle & Clear Opening
Use both to start, then obtain dimensions. A total stall count does not describe which bay is deep or tall enough, and listed depth may not reflect obstructions or usable clearance. Read IQ’s Garage-Filter Explanation
Review the property layout and current HOA rules. The declaration addresses screened storage in street-setback areas and limits RV loading time in the driveway. A vacant side yard alone does not establish permitted storage. Read The Parking & Storage Rules
