The posted declaration is the Second Amended and Restated CC&Rs, recorded April 7, 2020 as Mohave County Fee No. 2020-020349. The design guidelines were amended June 1, 2026, and ATMS lists a September 2026 architectural application. Read them with the current title report and resale package.

Ask for any later amendments, current budget and reserve information, meeting records relevant to planned work, special-assessment notices and outstanding architectural issues. The seller’s existing approvals can matter when a garage, wall, pool or patio has changed.

Use The Right Association Name

Viewpoint Estates and North Pointe are separate associations in ATMS’s directory. “North Point LHC, LLC” is the developer entity named in Viewpoint’s documents. Use Viewpoint Estates, Tract 3711 and the exact lot number when requesting records.

Rental Plans: One Month Or Longer.

Section 7.18 of the posted declaration requires a minimum rental term of one month and prohibits daily and weekly rentals.

The owner must notify the association, and the tenant must acknowledge receiving and complying with the association documents. If seasonal rental income is part of your plan, work through the permitted term, current forms, management process and property costs before making an offer.

Ask ATMS how current rules apply to tenants and their guests, including gates, amenity access, parking and contact information. Also review Mohave County’s Rental-Registration Guidance for your intended use.

Match The Property To The Routine

Garage Fit And Storage Rules Work Together.

The recorded declaration addresses boats, RVs, trailers and similar equipment separately from the dimensions of a garage. Section 7.8.2 says they may not be stored in street-setback areas unless screened; remaining in one location for more than 48 hours counts as storage. It also allows an RV in the driveway for up to 24 hours for loading and unloading.

Plan where the equipment will stay between trips and what the driveway needs to do on departure day. Ask about current board parking rules and the approval of any screening or side-yard arrangement. Measure the turn from the street as carefully as the garage itself.

Build A Complete Ownership Budget.

Recurring Costs

Start with the property’s actual tax statement, an insurance quote, the current HOA ledger and your financing terms. Identify the parcel through Mohave County Parcel Search, then open its County Tax Statement. Add utilities and the pool or landscape services you expect to use.

Property Condition

Budget from an inspection and written estimates. HVAC, roofing, pool equipment, exterior coatings and garage doors have different remaining service lives, even on homes with similar asking prices.

Time Away

For seasonal use, decide who checks the home, handles service access and responds to a leak, storm or equipment problem. Review the insurer’s requirements for occupancy and periods away.

The April 2025 report names UniSource for electricity, EPCOR Havasu for water, Lake Havasu City for sewer, Optimum for communications and Republic Services for trash. It lists no natural gas service. Confirm availability, accounts and connection requirements for the exact address.

For vacant land, lot-line service does not include every cost of taking utilities to a new home. Use the Lot-And-Build Budget and read the Flood And Water Disclosures before settling on a number.

Set Up Access Before Move-In.
